LOANS
MORTGAGES' TERMS & CONDITIONS OF HOUSING / SHOP / RECONSTRUCTION/FURNITURE
Purpose of loan : Purchase of apartment ( turn key).
Purchase of shop (turn key).
Reconstruction (house/shop).
Furniture
Participation : Not more than 70 % of house value.
Not more than 50% of shop value.
Currency : US Dollars and Euro.
Tenor : 10 –12 – 15- 20 years.
Interest : 10 years LIBOR +6.5% .
12 years LIBOR +6.75%.
15 years LIBOR +7%.
20 years LIBOR +7.25%
(adjusted every year based on LIBOR).
Amount for apartments : Min. US$ 10 000
Max. US$ 100 000
Amount for shops, commercials establishments Max. US$ 150 000
Collateral : The mortgage of purchased house.
The mortgage of purchased shop.
The mortgage of the house/shop to be renovated.
The mortgage of the house/shop to be furnished.
In case of transitory collateral : Loan to be disbursed in instalments.
Monthly incomes : Not more than 60 % should cover the loan payment (in any case a minimum of US$ 4 50 should remain for living expenses of a family of three).
If loan is approved : US$ 300 for administration expenses are to be paid to the bank, only once at the opening of the file.
Reconstruction loan : 1% commission on unused funds.
Additional payments :
The notarisation of the contracts is to be paid by the Borrower.
Life insurance (renewable each year for the outstanding loan amount).
Property insurance /earthquake (for the loan period).
The evaluation of property by a licensed expert.
Maintenance of the Account (USD 1 per month).
Expenses in the Registration Office of Immovable Properties (from LEK 3 000 to 10 000 depending from the value of the loan).
Prepayment : Two weeks notice to the Bank against US$ 50 penalty + 3% of the amount prepaid.

1. Certificate of Deposits
The Certificate of Deposit is an innovative instrument of investment for your money.
The Certificate of Deposit is issued for fixed amount and for defined period.
If you cash your Certificate of Deposit before the maturity date, no interest can be paid to you. If you come to the Bank to a later date, no interest will be paid for the days after the maturity date.
You could authorize third parties to cash your Certificate of Deposit by endorsing it.
2. Mortgage Loan linked with Time Deposit
